Treatment of wear and chalking

Coatings sometimes show white or greyish discolouration. This is called ‘chalking’. It makes it seem as if the intensity of the original colour has diminished. You'll start seeing stains and lines. This is a sign that the coating was severely affected by UV radiation.

It is a common problem on façades and roofs with high-pigment colours, such as white, blue, red, yellow and anthracite, and is caused by ambient factors, such as UV radiation, excess pollution and improper maintenance. Sometimes, inappropriate detergents may be the cause of this issue. Chalking means that the paint is being ‘pulverised’. The top layer of the coating has been damaged, and now has an open structure. As such, dirt adheres to the surface more easily, thus accelerating the chalking process. This process cannot be halted without proper treatment.

Maintenance has to be performed soon, as the existing coating has passed its expiry date. In this case, the maintenance process entails recoating (respraying) the surfaces. How do I know my façade is suffering from wear or chalking?

If your roof or façade is suffering from chalking, the surface will look dull and dirty. On top of that, the coating will stain severely and is extremely susceptible to dirt. Signs of this include greasy fingers, leakage marks etc. The coating behind downspouts or in the shade is often in a better condition, as these spots are less exposed to UV radiation.

What are the risks?

One of the risks is that the coating may eventually start to detach. This will result in increased repair costs in the long run, which is why we recommend early maintenance.

My coating is already peeling...

There is no daily checklist to stay up to date on the state of your façade. Usually, the condition of the coating only starts to stand out when it's already peeling or at least severely discoloured.

PVC / Plastisol coatings are particularly susceptible to this issue. The plasticisers in the plastic will vanish from the coating over time due to UV radiation. As a result, the plastisol coating will harden and become prone to tearing.

Can this issue be prevented?

All coated surfaces require regular maintenance to keep them in prime condition and prevent dirt and weather effects from impacting the surface. You're more likely to regularly wash your car than your façade or roof. Façade paints don't differ much from those used in cars, but they are under far more strain.

By performing proper maintenance once or twice per year, the effects of chalking can be kept to a minimum. Of course, this all depends on the quality of the paint. Luckily, modern paint systems are becoming more and more UV resistant, which means chalking is a less common problem than it used to be. Once you reach the end of the coating's lifespan, it's always a good idea to perform maintenance rapidly.

What paints do you use for this?

9 out of 10 times, panels and profiles feature a coil coating, which is also known as pre-painted steel or aluminium. This could be a colorcoat prisma, PVDF, silicon polyester, or an HPS Plastisol coating, among others. Coil coating is a factory process involving extreme heat. As such, it cannot be applied for repairs.

The products we use are derived from the automotive sector and were specifically designed for repairs to sandwich panels and profiles. The paints seamlessly fit the applied coil coat when it comes to durability and appearance. We are familiar with all types of coating systems and always have the most common colours in stock.

What does it cost?

It is often difficult to assess the costs in advance, as they depend on the size of the project, sun exposure, accessibility, paint type and local circumstances.

The price is also influenced by the costs of replacement, dismantling and removal of the surrounding construction, which can cause damage, leaks, etc. Sandwich panels often feature hidden fasteners, which means they cannot simply be removed. Technically speaking, insulated panels perform their function for the duration of their lifetime, which means it is a shame to replace them just because the top coating deteriorated. In these cases, respraying is often the more economical option.
